The fundamental issue in Detroit is that the city is way too large for its present population.

In this much more competitive environment, simply rely on good investing fundamentals.

It is not the sexiest place to invest, but there are more solid fundamentals.

I would not qualify any of the recent events as fundamentally changing the real estate game.

In that scenario, if that happens, the prices will go up so they want to buy now and ride the wave.Like you I'm not buying, but this is fundamentally why the "Greater fool theory" exists. 

I don't think you can really go wrong with either of them as they'll both team you all the fundamentals for you to get started!
