I charge my guests more than what my cleaners charge, so there is definite income there, not just a "pass through" number.

But I would recommend getting a good cleaner and managing yourself from where you are.

What if you have a move out an move in the next day, well 99% certain the cleaners will not show up..

Seemed to appear that the higher in elevation the street the nicer and cleaner the property and the tenants seemed to take care of the property. . 

If you want to value engineer you may need to simply get cleaners. 

You just need a good cleaner who will be your boots on the ground as well as a handyperson who can deal with small repairs as they crop up.Many of us on BP manage from much farther away than 2 hours.

The market is changing very rapidly and you really need to talk to owners/cleaners/contractors in the area to get a pulse of what is happening in the industry and how to price.  

Maybe get rid of everything that isn’t essential, kids toys, coats on the racks, vacuum cleaner in the bedroom, stuff on the kitchen counter, slide in the yard, and then retake your pics with the windows open and the new paint.

A good agent with a team of lenders, insurance brokers, handymen, cleaners, etc. is worth many TIMES their commission.  

My airbnbs are in much better shape and much cleaner than my primary residence!
