@Will Gaston it is closer to stadium on bluff road. it is the only student development in Columbia that consists of single family homes, so I'm not too worried about it

Also, if the seller sends a cancellation agreement in response (which I've had my sellers do before to call a buyer's bluff who is "just taking a shot") the contract still remains in full force unless the buyer sends a proper cancellation notice, or the buyer also signs the cancellation notice.....as I see it just gamesmanship/bluffing on both parts, with no affect on the executed contract.

If they’re oak stairs you can sand and finish them, install a carpet runner or just install carpet them (which will be your cheapest option).
