I've been in much larger cities than I've originally grown up in so my reference is more skewed than it used to be.Beside wholesaling what I can't do personally or isn't my style, my goal would be to do fix and holds on lower to middle income properties and rent those out to the changing college students.

As you mentioned, Sheboygan has had a decent amount of luxury apartment developments in the past 3 years which will  and has grown the rent medians.
