This isn't on BP, but in this case http://caselaw.findlaw.com/oh-board-of-commissioners/1064123.html there was a suit (and subsequent disciplinary proceedings) based on a website/blog suggesting legal advice.

But here's the kicker, after our first offer and subsequent inspection, we are going to have to do something with the well which will potentially end up taking a big bite.

I know some investors will send postcards on the first touch to make sure they are mailing to good addresses (assuming you are using first class mail) and then use letters for subsequent mailings.  

I then went through a subsequent chain of traumatic events, i.e., the real estate market tanking, family deaths & serious illnesses, culminating in my own cancer diagnosis in 2010 (not playing the sympathy card, just explaining my circumstances).

As you buy each subsequent rental, the cash flow really dramatically accelerates.

Responses start to kick up after touch 3 and get better with subsequent touches. 

The project was fully permitted and inspected... yet neither the architect/engineer's license, the builder's license, nor the existence of a building permit and the subsequent inspections that occurred, prevented the collapse.I know several excellent construction companies who are fully licensed but the licensee knows little-to-nothing about construction - they are excellent business persons though and surround themselves with talented and knowledge construction (and other) teammates.  

First mailing gets a better response than subsequent to the same address list.
