This house requires a few weekends of elbow grease with some minor updating in the bathrooms, carpet, paint, stain the cabinetry a lighter color, but I think It was updated before it sold for $125,000 in 2008.

The wall mounted heater vent covers have been taken off the heaters (I’m guessing ripped off from the dog), stained carpet in both rooms. the bedroom door was locked so the tenent broke the door frame, they tried to fix it but did a horrible job.

Personally we found it easiest to buy like 2 dozens sets of all the same color towels and maybe 8 sets of the same color sheets so when one wash cloth got ruined or one flat sheet got stained we could immediately just bring in a new one and the problem was solved.

The place is really in perfectly adequate condition, but our plan is to go in and take it to the next level... replacing carpets with wood plank tiles, installing glass tile backsplash , staining kitchen cabinets dark and adding satin nickel pulls, adding stainless appliances, a dishwasher, disposal, built in microwave, resurfacing countertops...

I only look for real wood items, no pressed wood junk, I may sand it and stain it, I may put chalk boards on the fronts and sides, maybe granite on the top, I do not go out an purchase these for full retail.

I go into the house and I kid you not, its completely trashed and looked like a foreclosed home, holes in the walls, carpets stained all over, dog waste on the carpets, blotches of paint on the walls, missing shelves from the walls, missing nest ac unit that was supposed to come with the house, dog waste all over the backyard, refrigerator filthy, unswepped floor, mold on the washer.None of this was there when we did our original viewing of the home, as well as the inspection.
