Thanks.Mark,First of all, I'm not a guru by any stretch, but I know a little bit about residential and apartments.  

They are not specialists, they won’t disclose all issues, and they are by no stretch of the imagination qualified enough to detail all issues with a propertyHave your contractor instead walk properties with you.

So ,for example , if there are two licensed Realtors but the company has 200 or 400 or 700 units that they manage, the service will usually be very poor... they can only stretch themselves so thin and the unlicensed people usually don't know very much and are poorly trained.

If enough connections occur, maybe we can get a local gathering of the wise together -- That's a stretch right now, but hey, a man can dream...Looking forward to connecting!

@Michael GalvisI feel like that’s a stretch at $250k.

It increases focus, releases toxins that build up in the body, helps blood pressure...... among other things : )I also do stretching as well which keeps the muscles pliable and from tightening up.When I run miles and miles or do the elliptical for an hour it clears your brain from all the other stuff.

My partner in the timber business they have a stretch of the Trask River in oregon that has world class Steelhead fishing and i know he could get 10k a rod per season but its only half a mile and you could only offer it to so many.. they dont sell anything its our private fishing river.. its freaking awesome though..

If you have blueprints and don't mind going through a GC rather than one of the thousands of local construction companies (that typically eat up 10-20% in profit), you might be able to do it for $90/square but that could be a stretch... although I've seen some people get built for $80 or so with a friend or family member with a GC license.If you want better finishes and a local builder, I'd plan on $125/sf.

500 hours seems like a stretch for those that tend to only spend 30-60 min/week managing their properties.
