If the identity of the poster is known (many places allow anonymous posting or “fake” accounts) the individual can be held accountable, but the site on which the post was made is not a party in the process.

Mine is not identical but similar but I see the merits of both and I think it's lost on a lot of people.Matt

An identical house to mine just sold for $237k and was listed for a few days before going under contract.

Both 4-unit properties are identical with 2 bedrooms, one bath, all with attached garage and 2 of the units with an unfinished basement.

In any settlement make sure the legal descriptions are identical, letter for letter, number for number, on deeds, title insurance, mortgage documents and releases if any.

If the units are identical and you're going to live in one and rent the other then it is really two pieces of property for 1031 purposes - an investment property and a primary residence.You can absolutely use your 1031 exchange to purchase the investment portion of that duplex.
