It's usually some unusual circumstance.For example, you may find an individual private lender who is willing to lend 70%-80% of the purchase price, and then the seller finances the remaining portion.Generally speaking, HMLs will want you to have skin in the game, and from what I've seen, many like to be the "1st and only" lien on the property, meaning that something like seller financing wouldn't be allowed.If you have an individual private lender in the 1st position, they may not have that stipulation.There are some HMLs that advertise "100% LTC products" subject to LTARV limitations, but generally even in these cases, you will probably be responsible for floating the initial construction draw throughout the renovation period.

With furniture and other things floating around or sunk to the bottom...Walk over to the side entrance which had a nice paved landing for an RV or carport and it is FILLED with garbage bags...I'm talking 25 feet long and as tall as I am...FILLEDAll in all, the WORST tenant I have ever seen in my entire life but with the help of some friends and family, we bought a dumpster (or 3) and gutted the ENTIRE house...paid a contractor to fix it up and it has since went up ~65k in value :) I am renting it out to a nice family who maintains it in the way it should!

you can get decent Armstrong sheet vinyl for floating installation for around a dollar per square foot at home depot.

Yet there are guys in my market who do actively fix and flip, and in one case, a single zipcode supports one individual's entire business - & that zipcode is usually floating at 11 months inventory.

Theres other solutions such as filling the cracks as well as floating the entire surface with a thin layer of epoxy concrete, but unfortunately that too is only a temporary fix.
