Strong tenant mix of destination tenants and asking cap 7.5 or so where we can buy close to an 8 cap.That's a win for my passive clients as with debt and 25% down we can get 15 to 18% coc going in.

As you know, vacation rentals tend to have quite a bit more in property management costs - but in comparison to other, more sought after destinations for vacation rentals (i.e  FL, AZ, where I've seen management costs as high as 25%),  I think Minnesota has great appeal/potential.
