I'm not sure if Scott goes the full FC route, but offering a DIL (deed in lieu of foreclosure) is typically a great way to get a cooperating owner to sign the house over to you and leave it in good condition.

Once the closing takes place, the seller has zero incentive to cooperate with supplying them.

Then go to work on changing to your lease.If the tenant does not cooperate in signing a new lease, check the lease and see if it has a month to month holdover rate and enforce that amount for September.  

It has worked very well for me in Killeen, and they are always more cooperative with both sides of the commission.

I'm applying the same formula to RE investing.I've had the great fortune of getting connected with people at the top of their game, like @Charles Roberts  @Joe Massey  @Justin Cooper (to name a few).

Influenced by talks from Richard Wolff who is an advocate of worker cooperation based businesses.  

I'd have to imagine that there is some requirement for the seller to cooperate with the closing, otherwise every seller with cold feet could just be difficult and run down the clock so to speak.
