What is different is the ability to invest in anything the IRS rules allow for, rather than just what Wall St. sells.Title to the property will be in the name of the IRA.All expenses associated with the acquisition and maintenance of the property must come from IRA funds.All profits accrue to the IRA.The inheritor(s) of your IRA may continue investing in real estate or liquidate those investments and invest differently or distribute the funds.That is the really high level view.

@Michael Cohen out of curiosity, if  someone wants to do a VA Loan with a 30 day close but discloses to their lender that they have orders to PCS, let's say in 60 days, is it permissible for a lender to move forward with the loan?
