If a co-broke is for less than 6% I am fully expected to make up his extra 1/2-1% at closing out of my pocket and I do so gladly for all the value he brings to me.

@Tyler Youtzy - I'm not familiar with the commissioning process for the national guard, but if you are not currently in the service/making any income from being in the service, then getting a co-signer would definitely be your quickest fix.

I mean if they're paying the rent on time and the 2nd roommate is not living there essentially what you have is a tenant and a co-signer, whats wrong with that?
