Most places will want you to do business and bring commission income, plain and simple.

Do they want the house or not.. plain and simple?

CRE investors are inheriting our business and its awesome and just plain ole makes sense.

This will usually uncover some deals hidden in plain sight. 

If you feel like it you could always offer them a early lease termination.. maybe they want to go, and this would give them the option to do that.Up your game and set a rental criteria for next tenants.. if they have no credit they don't qualify. rather plain and simple,, if they don't have credit how would a car guy sell them a car?

Now I underlined may have since it's debatable whether the above language satisfies the Plain Language Requirement for residential leases.But in any event, the notices are just a piece of paper that you need to deliver to the tenant before you can start an eviction action.

Your in a tough time frame with the holidays coming and court dates get all weird with Christmas and New Years.. in the not to distant future.You could negotiate with her to just plain leave, no court.

Some of this just boils down to plain, boring, barriers to entry.  

For that reason, I'm not 100% oppossed to paying for a conference and getting on a plain to attend.

Ultimately, the tenants you want will be willing to pay the fee, plain and simple.
