If you feel like it you could always offer them a early lease termination.. maybe they want to go, and this would give them the option to do that.Up your game and set a rental criteria for next tenants.. if they have no credit they don't qualify. rather plain and simple,, if they don't have credit how would a car guy sell them a car?

Now I underlined may have since it's debatable whether the above language satisfies the Plain Language Requirement for residential leases.But in any event, the notices are just a piece of paper that you need to deliver to the tenant before you can start an eviction action.
