you get 140K minus commission minus closing costs minus repairs etc.so that's the risk - the appraisal of a BRRRR is the wild card (which you probably know!)

One of my properties the city condemned it and had the lady removed before I bought it, and it was so full of roaches they had to tent the entire house and cut away the bottom third of drywall from rot and mold.

ya that's basically mission impossible under the scenario you outlined.There is a lady I know from Oregon and this was her and her moms experince.They bought a duplex  ran that for a few years sold and bought a 4 plex ran that for some years then they were able to buy a 8 unit  then next step was a 20 unit.
