You could try the angle that the owner was trying to manage too many units before and now that you've taken over legal responsibility for the worst ones, you will make sure things go smoothly. 

So I've been laid off of my job after 3 years with the company due to a company wide lay off.

I am working the wholesale angle to build capital for future flips and buy and holds.

It might be new or not widely used, so it’s best to approach with caution until more feedback is available.
