The monetary policy we are seeing now is unprecedented.

I like the the fundamental idea that the ferry is going to create unprecedented demand in Nanaimo.  

Fortunately, VRBO policy shifted to strongly encourage owners to reimburse at least 50% to the renter (even if inside of the cancellation window), due to the unprecedented circumstances. 

This is unprecedented, unsustainable, and it will end badly.You're not wrong, but it's a distinction without much of a difference.

Rents have been falling in the city over at least the past year or so and in the years prior to that landlord concessions were at unprecedented highs (paying broker fees, months of free rent, Amazon giftcards etc.)

Just like 2008 was unprecedented at the time, this is also unprecedented, so I recommend a high level of caution

Right now, interest rates are at unprecedented lows.  

If you over pay on the front end or over rehab on the back and need a unprecedented rent you will never get to #2.
