A seller can be misled unintentionally, easily, if they think they have a done deal with a wholesaler they will act as any other seller would in doing other things while relying on your performance. 

So, looks like you will be flipping, and will be an "unintentional" landlord if a flip goes a little south.. 

@Axel MeierhoeferThank you for your thoughtful response and an alternative to consider.I concede that insurance of that type may have some value but I'm reasonably certain (though I don't know every home warranty policy that's available) that most, if not all, do not cover every expensive mistake a builder can make (whether intentionally or unintentionally), I don't know what their fine print says and I don't know how honorable the companies are when a legitimate claim is handed to them.

After having dealt with Section 8, unintentionally since they always came with the building (wonder why the owner was selling?)

My only concern with that would be that the tenants would, unintentionally, overuse the utilities since they no longer need to worry about paying based on usage. 

Some structures can unintentionally encumber title.

They seem , overall , to have tendencies of abusing the house , albeit unintentionally and expecting us to pay for the damages that they had caused.
