Lots and lots of foreclosures here in Reading too, mostly in some not-so-nice areas.I was just doing a search on Zillow for Berks Co properties up to $50K - page after page of foreclosure auctions, but some are out in the surburbs and a handful out in the rural areas too.

There are still decent parts, we have friends who are school teachers who live there, but there are the not so nice area's too.  

Also, once you pull up the floor, you see the plumbing, frame, tie-downs, etc... which can uncover a whole new list of problems.I would LOVE to get back into the MH business, flipping homes, but I have enough Florida Park knowledge to know that a deal too good to be real is just that (see line 1 of my post).Feel free to shoot me a PM with the park and I may be able to provide you with some additional ammo if you decide to proceed.

He later moved to Citigroup and tried to do the same there, but was quickly fired after an internal investigation which uncovered his actions.

If you can uncover thier problem then you can offer a solution. 

You have to uncover those yourself. 

THEY WILL remember you if you leave the place with again a handshake, a smile and statement ex; "it was so nice of you to let me see this house I see lots of potential here.

I've very successfully renegotiated the price after inspections uncovered issues.
