It needed replacing because the tenant had scrubbed through the enamel and dented the sheet metal attempting to “clean” it.  

They might be able to find an existing metal pin marker.

There are about 2000 nice metal pens floating around the midwest with my advertising and phone number on them. 

Metal shelf in there too...Agree with cabinets and new appliances, not necessarily granite will look good to renters and appraisers.My mom was a successful realtor and one thing she always did was make the sellers put in metal light switches (and new faucets )a Maybe 5 bucks a piece on the switch plates but one of those subliminal visuals that help people think higher end.

I am currently weighing the potential decisions on how to move forward against each other: 1)Accept the $50 less than posted and place a tenant that met all screening criteria.2)put the home back on the market for the listing price and risk vacancy.3) propose that we agree on a rent in between, which would be $25 less than the original listing price. 

And when I do need to analyze a failure, knowing Griffith's crack theory or how hydrogen embrittles polished metal comes in super handy.
