You have your criteria and in a hot market might not buy as much hard assets maybe 1 or 2 a year and then churning yield in more fluid assets that are easy to liquidate and get back capital.

We used this stuff called  "green glue" and added 3/8 inch sections of drywall on top of the existing fire wall with the green glue between the extra drywall and we were able to decrease sound transmission significantly which has been another huge leasing / selling point.

They threw a fit for a few things, my dog being registered, we cant have fences, we cant work on car fluids, cant have expired plates and no one is allowed to stay more than a week a month or they have to register to be a resident.

This is done in order to compare apples to apples, and while all other expenses are equally applicable to all owners, the debt service is highly fluid since it depends on how a particular owner chose to finance the asset.Having said this, pay attention to the wording I used above - "while all other expenses are equally applicable to all owners".

@Brad Schultheiss  I know cars will go that kind of milage I had a 1978 300 SD Mercedes I bought brand new. and drove it 7 years and 200k miles then gave it to my parents who drove it until 1992 and almost 400k miles.. but at the end of the day the only thing that worked on it was the engine and transmission.. 20 years in a car and most parts were out.if you get a really good lease .. the payments will be less than owning.. given the resale value.. and residual on the lease.. you do need to know what your doing though so the car deale3r does not dupe you. plus when you buy new and trade in you NEVER spend a dime on maintance other than oil change on a modern car.. and now with tesla you don't even do that.
