If the assets makes financial sense to keep otherwise, hiring a PM solves your problem and allows you to keep a performing asset.

I believe there can be great value in paid accountability as it really puts on pressure to perform and can provide you with someone to smack you out of paralysis.

Is there a move here, could you try to buy the non performing note?

I haven't done a 1031 exchange, but may in the near future and the small amount of research I have done on it seems to indicate that some qualified intermediaries only do the intermediary task (hold your money while you close on the new deal) and some try to do other tasks as well, like facilitate you finding the next deal, etc. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

What is the experience of the group at performing this sort of development?  

I'm wondering which company buys performing loans and what hurdles I might face?

The Cape also in my opinion is oversaturated with STR's so it's challenging to find a base number of how your property will perform. 

You haven't provided us with any information that would help us help you.My recommendation: do not sell a property unless you have a plan to invest it in another property that will perform better, or if selling will move you closer to your goals.If you don't have a firm plan, hold onto it until you do.

These people are built to value add deals, you would have to look hard for these people in your market and probably pay them top end pricing to get your properties performing amazingly well!
