@Collin Hays I completely agree with your theme of building a local banking relationship, which should help someone build their real estate portfolio, but I have a couple of questions.When I read "conforming" and "non-conforming" loans, I think of the loans being underwritten as consumer mortgages.

If I read that right it seems like you can only utilize any savings if you have a loss but I might be missing something in translation here.

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

Hello to everyone reading this, my name Is Daniel Cacho, I am a 19 year old aspiring real estate investor.

You didn't read what I wrote above because you still want to compare your idea against something that doesn't exist. 

And as you can read here on BP this is probably the number one recipe for financial failure. 

Each grouping had a common room (perhaps it was shared by multiple groupings ... this was a detail I missed) with a nurses/aid workers office.Central to the two sides of the complex were common facilities such as a dining hall, gym {perhaps a pool ... another detail I missed}, theatre &  games room.With one of the fastest growing groups in our society being single people, we are examining a related idea of a  complex / building providing a modest-sized 1-bdroom "apartment" with more semi-private and common amenities.When I read the title to your thread, I thought it was a project proposing to mix students and seniors into a single complex ... and came in thinking, this ought to be interesting :-)
