Sweet, how much does each unit rent for?

I love getting a property to its sweet spot, build out systems and get a chance to sit back and spend any day I want hiking, sailing or hitting the beach with my family.

However, this option also requires that they share their candy with other children who knock on the door and they will soon discover a rapidly diminishing supply of sugary sweets in their bucket.

Any thoughts on that sweet spot between capital, time, or any other factors that investors are looking for that makes them go for a flip vs a rental?
