I don't think there is any substitute to short cut the process.

There is no substitute for due diligence.  

We clean walls with a vinegar wash, following by TSP (or TSP substitute), followed by odor/stain blocking paint, followed by top coat paint.

There's no substitute for driving the area and learning it block by block.Also, double check their rent control ordinance.

If the bank has already started the forclosure on the note you are buying, you can take over the existing suit by substituting yourself as the plaintiff.

Has anyone ever wholesaled a property through a substitute of purchase aka power of attorney?

It sounds like the IRS prepared a SFR (substitute for return) for 2014.

The house still going to be auctioned out at a different day months after the original auction date, but I also noticed that there is a substitution of trustee paperwork that has been recorded.
