Good day BP family, Unfortunately, excess moisture needs to be dried out in the kitchen ceiling which is also the bathroom floor (great!).

I think CA is actually one of the best.. very cut and dry no redemptions etc..

I made this observation last year that the "vacation markets" such as Scottsdale, AZ took a dive when economic activity slowed down (and COVID money dried up).

The problem is that these bad guys are always going to exist, it's like trying to kill ants during a really hot/dry season, there are just more and more of them, and while we need to stand up to them to a certain extent, I personally don't want to give them too much of my bandwidth, I feel the world needs our talents doing the stuff we are good at.

For ceilings, you want a special ceiling paint that doesn't splatter, has a long open time (dries slowly), and is flat instead of glossy.

So this source pretty much dried up before he could deliver on his promises.In general, after watching the market for almost a year, it now seems clear to me that agents are sending me ok deals at best, not good ones.

I would be glad to chat with you about the market around JBLM and what kinds of properties are still good investments despite most of the cash flow drying up in the area recently. 

I'm hoping I can find a contractor that will "dry in" the units for me and allow me to sub out the inside myself to save money. 

Totally understand that 95% LTV and 7% interest isn't exactly favorable for cash flow. 100% okay with negative cashflow but don't want to be bled totally dry each month.
