,There are still plenty of great deals to be had, you need to be in a solid market based on fundamentals vs speculation at this stage in the cycle.

OK I might not always be right, but I am making an educated decision based on knowledge not just guessing and speculating. 

No simple feat as it's quite speculative.

It was very interesting and I am glad I did it, but it's crazy time consuming (I general'ed it myself ), ties up so much capital and is quite risky actuallly - "spec home" is short for speculation after all.

No matter how well you know the area, there is a great deal of speculation when investing in Detroit.

If you are ok with a little speculative, forward looking risk, I personally believe most of the north Denton county towns just south of the county line are ripe growth.

Suffice it to say most areas not only don't cash flow they are so negative that the only potential upside is speculative (not my bag). 

Multiple 2K deposits + having the ability to close on loans in the future (when there is uncertainty at the top of the market) can add up. here we go again rampant speculation in the new construction in FLA...  

Any anyone speculating where the market will be in 3 years will be wrong.2.

This isn't hardcore evidence to start freaking out about and this is all speculative but still interesting none the less.
