Smokers lose their sense of smell and because they dont think it smells, they think we dont know that they've been smoking in the unit.

Everyone is a smoker and the entire house reeks of smoke (which is unpleasant but manageable).Issue with Section 8 lady isn't just the fact that she's late with the $50/month rent due but the fact she's making me feel uncomfortable as property manager/landlord.

When I asked if she could recommend him she made the following pointsThey're currently evicting him and he was evicted once before (nothing showed up in my Cozy background check btw)He lied about only having a dog for two weeks, and now they're going on 9 monthsThe dog poops all around the community groundsHe's a smoker and litters his buttsHe was fine up until about 6 months ago when he stopped paying rentHe won't let anyone in the apartment even for radiator workHe's lost a lot of weightetc..So I denied the application but the tenant replied back very cordially asking what the landlord said because he was curious how they could give a bad recommendation.

When she moved out, I rehabbed the property including new primer and paint throughout (previous smoker lived here), tile throughout, and a whole house rewire.

This is a non-smoking property and she marked non-smoker on her application, and I'm not sure if the smell is from her smoking or from her workplace, all I know is I do not want my property to smell like a smoker has been living there.

Tons of smokers, loitering, cussing in public, and even a couple situations that made the local news (tenant through a TV off the second-story balcony, then the next week drove his car into one of our contractors trucks and threatened him with physical violence...4 police cars on the scene).- New desirable tenants do not want to move into an apartment complex and pay market rents when it's still a dumpSo we accelerated the entire process.

The more I read some of these threads the more I am thankful I have adopted and implement a rigorous screening process.Landlords who don’t, wind up contorting themselves and their rules.Why the hell are you renting to smokers if you don’t like seeing cigarette butts?
