There are a few options(1)You can get connected with the larger wholesaler firms in the area (2) go through PCPAO site and skiptrace the buyers of similar properties as yours, (3) hunt down the agents involved in the sale of properties similar to yours or go to local REI meetings and pitch it to the investors there. 

While not fun, I have managed to get through the issues and returned home to everything being solved.My biggest challenge is finding a handyman I can trust for simple/small/medium jobs.

Hey Hey @Veronica Mitchell - The most simple advice is to follow the CTA trainlines.I personally love the South East Corridor of Chicago which has Bronzesville, Kenwood, Washington Park, Hyde Park, Woodlawn, and South Shore.That area will continue to be gentrified because you have the lakefront and CTA trains.Others mentioned NW along the Blue and West along the Pink, Green, and Blue lines.

There's honestly good, general advice above, but the answer to your question is really simple. 

There have been a ton of warning signs here on BP and other sites about the markets and how to be a smarter investor - but that is boring advice.

Only a few simple documents are required, including a valid passport, birth certificate, and proof of address.
