I think I could shave @ 1 point of interest with the initial refinance - that is an immediate cash flow benefit. 

Clean it up with 2 guys for 2 days for 2 grand or a little deeper shave and a haircut, but no permit pulls, layout changes, etc.

Depending on what we decide to do with the current floor plans - the kitchens are tiny (upstairs is 8x8) - we may take all external walls back to the studs and properly insulate and air-seal the envelope (likely with closed cell foam as I expect there to be limited wall cavity space).  

The internet is full of ambitious wanabe players who have very little experience in RE or even in shaving that will offer the sizzle to advance their objective in business as well as to promote their egos to compete.

But for myself, I feel it is irresponsible to bet on the further foaming of an already frothy market, and I conclude that only rental-income based models truly justify an investment. 

With the wood exterior underneath the foam, I don't think the stud cavity will have moisture problems?

You would be toast when the other 6 percent needs to be shaved off to sell the home.
