Isn't it legal to Deny  an application  to someone on the sexual offenders (PERV)list.Does that depend only if  the property is near a school /daycare etc.?

This person sent me a plethora of sexually based correspondence, with little in regard to the actual eviction case.Then he suggested a plan whereby I would be essentially scamming one of my long term tenants at another property.

I agree with you completely, real estate is not the best avenue to get rich quick, and i have every intention of minimizing risk and forestalling instant gratification to build a healthy portfolio. i plan on going to as many Real estate investor groups as possible and making great connections. thank you for the encouragement and advice, i appreciate your time.

All I know it was Criminal Sexual Conduct - Second Degree (person under 13) offense and he was sentenced to jail for one year in 2006.

That is probably easier for someone that doesn't have the instant gratification ideas lots of younger people have. 

It does not satisfy those who need instant gratification, but it does satisfy those investor savvy buyers that are looking to build long term wealth.
