One of the brokers I work with here locally has a buyer who is scrambling right now to even find deals that fit his requirements.

I recommend getting one before signing a purchase sale agreement so you aren't scrambling to find one that just conveniently fits.

You may find yourself scrambling and using a credit card in an emergency etc for a few years.But as risks and big leaps go, living in a duplex you rent out is a pretty solid plan if the numbers work.

Contracts are pretty easy to find, harder to understand for sure.2nd part- wholesaling - You will want 6-12 investors already talked to and ready to go, you DONT want to be scrambling last minute trying to sell a contract with all of your dates and deadlines on the contract ticking down. 

I have found a few groups and plan on attending but I am scrambling to find things like money partners, good real estate agents, lenders now; I'm sort of starting from scratch here so I am posting here potentially meet people here.
