In general after doing so many it takes me about 30 minutes to modify an entire sheet and scour the web.

For sure I have been scouring BP and listening to podcasts but I feel like I need one place that I can learn the very technical aspect of financing options, how they work, their requirements etc.  

Scour the internet for ideas on what works with other agents.

Just scouring through BP which is a great resource plus general local papers and the HUFF. 

We have been scouring the markets and are struggling to find a decent building for under $1Mil. with a 7+ Cap rate.

I have not done either so this is based solely on a year's worth of scouring this website, going to local Meetups and REIAs and networking with investors who rehab and investors who buy-and-hold.
