Using a loan lets you spread your money across more deals, scale faster, and potentially see bigger returns.

You can rent the space to an entity that is looking for more space (passive, less scale) or you can run your own sober house like Devana does (way more management, way more scale).

For example we largely scaled our portfolio with conventional loans, but when considering our overall application for a new conventional loan we don't get flooded with details on the other properties because it's incorporated into a business entity. 

Looking to learn about things like out of state investing, house hacking, scaling portfolios, building a team / process.

Any way good luck with it.. sounds like this company's eyes were way bigger than their stomach.. to scale on scattered lots is pretty tough logistically and I guess we are seeing that play out.
