The sewer line tends to be the most successful silent killer because it's not part of the standard inspection regiment.Whatever the locally similar version of that is for you . . . inspect against those and make sure you don't have an AVOIDABLE surprise.I stress AVOIDABLE because you will have surprises, you just want to make sure they are not things you should have safeguarded against.  

We have used Dickie Baldwin (Baldwin Advisory Group), Accurate Group, SGPNow.com (Safeguard), DataTree, Raven Spatial, and others to get some combination of BPO/property condition report, drone imagery, desktop appraisal, AVM, etc.

I'm wanting to safely grow my total investments while using fixed-rate debt to safeguard against inflation. 

In general 12% sounds right and maybe less for c grade or higher if its 8% mgmt 3-4% leasing and the rest in markups but there needs to be safeguards.
