Do you carry errors and omissions insurance?

I mean material as recently as late 2022 was totally off-base-- the real estate rookie bootcamp, you had porfer Morby on here, the Carl twins that promote STR as recession proof, the list goes on.

I'm looking to avoid rookie pitfalls/mistakes/regrets.

I have never known of a title insurance company that would insure a tax sale property because there is too much chance for a title defect caused by a procedural error.

You can't base all your work on AirDNA, but it's a great tool for making parallels and getting estimates with a percentage margin of error.
