Listening to the biggerpockets podcast is a good way to start for building baseline knowledge and also to hear other people's stories to fuel your own fire and show you the roadmap, and since you've done this for awhile I'd say the next step for you is to start reaching out to loan officers and real estate agents to build a network for when you're ready to make that first purchase.For loan officers I can recommend three that work with investors heavily and I've only heard good things about: @Tim Swierczek, Conor Hesch, and Kim Burke.

But I still feel you need a good start-to-finish roadmap to follow.

@Bill Haines  if your going to get a loan in your name long term.. you need to have your sister put money into your accoutns and start seasoning it.. you need to also get with a very good take out lender who will give you the road map to lending success.. there are some really good ones on BP who you can talk to @Chris Mason  chris is super knowledgable on this stuff

New to investing and I’m trying to get everything in order and kinda get a road map planned out, does anyone have any recommendations on any financial planners in Delaware County Pa or even Philadelphia?

I can list out the million excuses on why I haven't started but the truth is that without a road map I feel helpless.  

I just recently bought a triplex and an extremely experienced investor in my area said the road map for FHA house hacking should work like this.  1.

I read Rich Dad Poor Dad probably 10years ago while I was in college and I just remember it being a mindset book and at the time I was a little let down that it didn't provide me a roadmap on how to become rich.
