While the staff at RTR do try to work with you and accessible, it's important for potential investors not to be swayed solely by glowing reviews and comments.

I have been reading mixed reviews.

A national buyer would review the BPO and maybe do some brief online research, but would not typically not know, as in your example, about the sewage issues or extent of interior rehab needed.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

what really needs to be reviewed is why is it not going well and what is the plan - its very different plan when you cut distributions and do a capital call  to hold $4M to lower your debt obligation to allow for a refinnance compared to needing a capital call because you are only at 80% occupancy and anticpated 95%, rents are 50 cents a square foot less than you wanted and expenses are 25% higher....

They said they only review categories every couple of months so I patiently waited and called again.  

Rentredi seems to do it all but the reviews for it say there are a lot of bugs and a lot of hidden fees.

Additionally, don't hesitate to review your insurance every year and shop for a new policy.

I'd be interested in hearing from you about your experience as I'm reviewing Fund 4 and it all seems good. 

@Jon Martin  I agree and in short term its just not worth what you will get in reviews for something like this.
