The point is, be prepared to pay premium for services rendered at a premium grade, in return, you will have less headaches and it is less likely you will be back on BP ranting about how your contractor never showed up or ripped you off somewhere.

The consideration for whether or not to hold properties in an LLC is purely a legal liability decision and, because I am not an attorney, I am not qualified to render a professional opinion on this topic.The arguments for and against holding property in an LLC on BP alone are innumerable and can be found utilizing the search functions.

Prospective tenants needed a place by July 1 and wanted to see how it felt; I showed them the place with most of the drywall installed, along with Kitchen renderings and samples of material I have ordered and they signed a one year lease!

The living room functions essentially as a hallway for traffic up/down and in/out, rendering the living room useless as a place to hang out, unless you want people passing through all the time.
