If you do not have those it will extremely hard to ever sell it to someone who will require bank/lender financing or refinance it down the road if you want to pull out cash on the ARV or future equity.The other rule of thumb is that you buy it New and that it was never on another property or location, simple built onsite or trailered in from warehouse.

@Michael Baum I should have clarified in the initial post- Access to capital isn't the issues, but we did struggle when we attempted to do a traditional refinance.

That's a reason to either sell and 1031 (releasing 100% of the equity) or to refinance the property and pull equity out.

@Eric BilderbackAgree with you, and to your point - if you buy something today that puts you in a stressed out position, you can't / shouldn't count on anything saving you - like a huge jump in rents or a big decrease in rates so can you refinance.
