What are the obligations of a California SFH family of owners who rent the attic (which is one big finished bedroom with private bath) out to a single man who went missing the 2nd of the current month we now find out he was pulled out of his rental car and extradited from California to New York on a warrant out for his arrest for a DUI accident that happened 2 years ago.Details of the accident not that have a keen interest but for what its worth will share his story: victim, a retired man, who sustained a brain injury 2 yrs ago from that incident, has apparently taken the turn for the worst and decided to press new charges for new medical costs and decline in mobility/quality of life, stress, anxiety etc for the accident 2 yrs ago which insurance paid out but victim wants the settlement amount (175k) a second time over? 

I'm sure this was intended to be a light-hearted discussion and I apologize in advance for bringing it down.I had/have an anxiety disorder for several years.  

I understand you have renovated and replaced many appliances, so your realized M&R and Capex should be lower for the next 5-10 years, but there will be turnover and other recurring costs. $200/mo is only 4.5% of the gross rents. 

@Curt Davis of course you are right but the anxiety level and cost factors are what keeps me at home.

Question: With a no pets policy, tenant brings a doctors note stating she medically prescribed to have a service dog to counteract anxiety condition, she moved in without a pet and knew the policy beforehand. 

and is a board fee of any sort of one them? if so, how much is it, annually or whatever?

It doesn't matter that you'd do better financially if anxiety would eat you alive.
