Since you started in 2011, you probably missed the nightmares after the great recession when banks 'took back' their LOCs, HELOCs, etc., and made everyone pay up or risk foreclosure.

@Jeff Johnson The only way I can see that happening is if there was a national recession and even if there was a slight "cool down" period, there are many investors ready to jump on opportunities.

@Adam Sankowski - There are many trusted operators out there who invest in ways that won't lose your $$ during a recession.  

Stick to your plan and even if we do hit a recession in next 2 years, you'll be alright.

Luckily, I had a good job through the recession and rented out a room to a friend, but I've often thought, if I had lost my job for some reason, I may have ended up losing the house because I had no equity and no real savings. 

If relations between the countries get worse, more investors may choose to stay away from investing in the US.What happened during the last recession in 2008?

I am curious to hear from those of you that were active in the commercial real estate during the last recession and how you weathered the shock and pushed through it.

If you want to buy in Florida, wait for the next recession.
