Personally, I think most newer investors WAY overthink this piece.

When a 40-year-old furnace goes out, she gets vendors to piece it together with duct tape and kicks the can down the road a little longer.

IMO investing out of state requires a fantastic team before you buy a single piece of real estate. 

It’s astonishing to me that some gurus still promote dishonest practices in wholesaling.Don’t rush to blame wholesalers, though.

It's been cut up, sold off and dispersed through the generations but our little piece is still where I like to call home.

I still haven't had the best of luck finding the right piece to the puzzle I'm building, so I thought if I let real estate agents, investors etc, that I do actually have we cash, and a normal job to fund these real estate investment's.

Or it might just be a fancy piece of equipment that never gets used that you could have rented the 3 times a year you need it.

A chance to manage the situation, even if a hassle.This does also get you in position for monitoring serious pieces of your building's infrastructure.

When and if sponsor's company is discussed hundreds of times on an online forum, and they are obviously out there raising capital and publicly promoting their business, they are not pretending not to notice hundreds of negative discussions on BiggerPockets and failing to engage entirely.
