Most call centers use a predictive dialer to gain efficencies so their callers don't have "lag time" between calls. 1000 records is too small to run on that platform.

On paper, it makes sense to use such a service to have a predictable cost allocation towards maintenance.

So for me the main challenge is finding properties and predicting rehabs and maintenance costs while periodically reviewing my numbers to make sure I am hitting my conservative targets. 

I could probably write it for you, it's that predictable: some ad hominem blaming the investor for not getting it, while saying "you just needed to buy more overpriced properties from us."

Now Im analyzing off of Zillow listings (again for practice) so when I have my realtor start looking for deals I predict some decent cash flow for sure.

I have already contacted two other contractors for quotes in order to obtain three total quotes.I understand that some investors like to also make use of lower-cost options, such as neighborhood kids, but as I am running a business, I would like to maintain a process that is repeatable and predictable and that may also adapt to long-term needs, such as landscaping and weed maintenance.

The appreciation will be an added bonus and since you can not predict it and control it, do not account for it.
