Hi Brennan, A private loan might be a better option in this situation because it offers a clear and fixed return for your partner, making it a more straightforward investment with predictable income. 

However, I usually go the conservative route when comping deals (NOT based on speculation or exaggerated predictions).

The Fed recently adjusted its short term projection to one quarter point rate drop for 2024, though it had earlier predicted as many as three drops.

Based on some rough calculations, once fully stabilized and running (including property management), I predict the tiny home community to cash flow around $20,000/month and be worth roughly $3.5 million!

You definitely aren't going to have a great predictable return, especially in the short term, if you try to invest turnkey; at least at the single family and small multi-family level.
