Personally, I would take the extra precaution to ensure there are 2 proper exits, either 2 doors, or 1 door and an egress window, etc.

With the first home not having a mortgage I can refinance it,pull out $25,000 and purchase another 3 homes where I will have a portfolio of 5 homes.5 x $1,000 = $5,000 Monthly rents Are there some precautions I should be aware of or mistakes that can but me at risk.

Had never heard of them when we had our first infestation and looking back are thankful none came home as I did not take the proper precautions when entering the home.I would not say they are common in rentals however when and if you do get them they can be a nightmare for both tenant and owner.

Ill just present the honest benefits that this route offers for both parties and see if they are interested.Im not opposed to ever getting my license, I would just much much rather get a few deals under my belt beforehand to prove (to myself) that it is worth the time/money commitment of getting a license.On the other hand, if I find out that it is not safe legally without having a license (even with my precautions of having a leasing agent show the house and being completely honest/open with both parties about my intentions), I guess I would have to get the license.
