You may want to send them a letter/postcard.

Occasionally, we will use their post cards but mostly we upload our own custom letters. been using it for around 2 years now.

I lookup any absentee owners and mail them a little postcard or letrer that asks if they ever consider selling to please let me know.

I’ve been in contact with Canada post and it’s going to cost $450 to print and mail 100 postcards.

I would stay away from mailing post cards and letters.

Quick sidebar, if the same prospect receives 25 postcards from different sellers all saying the same thing, the message begins to lose effectiveness, and it might be time for the savvy marketer to move to something new. 

I also do the same for pre-foreclosures and include some postcards as part of my "7 touches".

You mentioned some specific terms long term lease and such that would limit your seller Pool as many would prefer cash but not allI am a postcard guy more bang for the buck.
