I started off as a Police Officer at 22yrs old.

You would have cleaning, repairs, restocking and policing to do every day. 

Anybody gives you an argument your large male companion intervenes while you call the police immediately and tell them about your concerns (in the USA, your LMC would be carrying pepper spray and a gun to help settle possible issues like these).Work closely with next of kin and lawyer to figure out when the junk can go.

Consistent occupancy with little maintenance and no police calls?

I have the deed to  my house on my phone in case there is an altercation and police are called.

I raised all kinds of hell, the renewal hadn't been signed yet,  gave her the money back and videotaped her taking it as well as signing a receipt,  the police had to get involved to get her to move on her last day,  we gave her all of her deposit back despite about $250 in damages.  

I think the only way you're getting those back is if you file a police report or threaten to.

Police were called but did virtually nothing.  

Contact the police or an adult protective services agency in her area to do a welfare check on her.
