I personally am not trying to build a portfolio of 100 doors, I am trying to build a portfolio big enough to support our ideal lifestyle. - We start with the property vs. the numbers. 

The answer is its personal preference.

If they’re just using the stove like any normal person would, that’s on us as landlords.

If the person is already negotiating and finding deals there are two options in my opinion:1) Hire a good real estate attorney and have them on retainer...pay a flat fee for looking over the contracts and doing title work2) Work directly with a title company and offer to pay them a higher fee to handle transaction coordination.  

Personally, it’s something I always expect from a short-term rental, and it can have a huge impact on your reviews.To make things easier for both you and your guests, consider smart tools like locks, outdoor cameras, and smart thermostats.

@Peter Dukaj personally think the government should make it more expensive to build than renovate.

I'm sure each person has their preference, but I'm curious to know what people's experiences have been and if they have seen differences in vacancy rates using one vs the other.

Under any scenario, any state, someone who sits on their rights and lets someone get into the weeds to the benefit of the person who sat on their rights, will NOT have those "rights" enforced by the courts.
