If the person is already negotiating and finding deals there are two options in my opinion:1) Hire a good real estate attorney and have them on retainer...pay a flat fee for looking over the contracts and doing title work2) Work directly with a title company and offer to pay them a higher fee to handle transaction coordination.

Under any scenario, any state, someone who sits on their rights and lets someone get into the weeds to the benefit of the person who sat on their rights, will NOT have those "rights" enforced by the courts.
