In Washington and Colorado, there's an exploding demand for good land to grow legal marijuana and these folks are paying five times the rental price of simple grazing.

Tenants have their peculiarities and needs.

The only justification I can think of for this peculiar zoning is that it is a corner property across the street from 2 large warehouses, which are very large and industrial looking.

On average it costs us about $2000 to eradicate tobacco/marijuana smoke from a two bedroom unit. 

You want window coverings, unless you want tenants to provide their own, which as often as not will be in the form of sheets, bath towels, rainbow flags with the outline of a marijuana leaf in the middle, etc.  

@Devin Berrian Unfortunately complete books written for the general public on the subject have been scarce since it is such a peculiarly narrow subject wrapped in legal voo doo.

It's peculiar to hear that the appraisals in your area don't use income-based valuations on properties under 20-units.

Maybe saying no overnight guests, no marijuana consumption, no disturbing music/TV past 8pm, ect.
